It gives you a realistic budget, strengthens your position when you make an offer, and means there are no unpleasant surprises when you find the home you want.

Signing & possession

  • How much do I need for a down payment in Canada?


    The minimum down payment in Canada depends on the purchase price. For homes up to $500,000, the minimum is 5%. For homes between $500,000 and $999,999, it's 5% on the first $500,000 and 10% on the remainder. For homes $1 million and above, a 20% down payment is required. Putting down 20% or more means you avoid mortgage default insurance (CMHC), which reduces your overall cost.

  • What is the mortgage stress test and how does it affect me?

    The mortgage stress test requires you to qualify at a rate higher than your actual mortgage rate — currently the greater of 5.25% or your contract rate plus 2%. This is designed to ensure you can still afford your payments if rates rise. It applies to both insured and uninsured mortgages. The stress test affects how much you can borrow, which is why working with a broker who can optimize your application across multiple lenders matters.

  • What is the difference between a mortgage pre-qualification and a pre-approval?

    A pre-qualification is an informal estimate based on information you provide verbally — it carries no weight with a seller. A pre-approval involves a full review of your income, credit, and assets, and results in a written commitment from a lender at a specific rate for a set period. Always aim for a full pre-approval before making an offer on a home in BC.

  • Can I use gifted money for my down payment?

    Yes — gifted funds from an immediate family member are accepted by most lenders as part or all of your down payment. You will need a signed gift letter from the donor confirming the money is a gift and not a loan. Your broker can provide you with the exact template your lender requires.

  • How long does the mortgage approval process take?

    Once you have an accepted offer and submit a full application with all supporting documents, most lenders take 2 to 5 business days to issue a commitment. Timing can vary depending on the lender, the complexity of your application, and whether conditions need to be fulfilled. I always aim to move quickly so you never miss a subject removal deadline.


  • What documents do I need to apply for a purchase mortgage?

    Most lenders will require: two pieces of government-issued ID, your two most recent pay stubs, your two most recent years of T4s or Notices of Assessment, a letter of employment, your most recent 90-day bank statements showing your down payment, and a signed purchase agreement once you have an accepted offer. Self-employed borrowers have additional requirements — I'll walk you through exactly what you need.
